01 · STRUCTURE AND INSULATION
What surrounds your everyday life?
The load-bearing structure and insulation together form the building's basis. Insulation extends beyond the facade into the roof and foundation slab.
Foundations and floor slab
Cross-ribbed monolithic reinforced concrete raft foundation, 35 cm total thickness, over 30 cm compacted gravel. The foundation has 20 cm polystyrene insulation and protection against ground moisture. The floor slab is cross-ribbed monolithic reinforced concrete, 30 cm thick overall.
Walls and load-bearing elements
The external load-bearing wall is 33 cm prefabricated, reinforced WLS ceramic composite containing fired ceramic granules. Internal load-bearing elements are 10–12 cm thick.
Roof and ceiling
Timber pitched roof, tile-profile metal roofing and stained eaves boarding. Before installation, timber receives combined protection against fungi, wood-boring insects and fire. The ceiling uses 12.5 mm fire-resistant plasterboard suspended on CD profiles, with moisture-resistant boards in wet rooms.

02 · WINTER AND SUMMER COMFORT
Warmth underfoot Cooling upstairs
Electric underfloor heating transfers heat through the floor in every room. The upstairs 3.5 kW Midea Breezeless E smart heating and cooling unit also helps manage summer comfort.
Electric underfloor heatingIn every room, according to the specification.
Electric water heaterA separate electric appliance supplies domestic hot water.
Water supply and provisions
The specification includes water and wastewater connections to the inspection chamber within 5 metres. Provision for a water softener connection is included; this does not include a water softener appliance. The final plan shows A2's rooms and layout.
Consumption depends on use, settings and weather. No guaranteed utility bill is associated with this equipment.
03 · ENERGY AND SOLAR POWER
A dedicated solar system Clear technical foundations
The home has a dedicated 5 kWp solar system with a Fronius inverter. kWp is the nominal peak power, not a guaranteed annual energy yield.
A++ classification The final energy classification is A++, according to the developer's confirmation.
Protection in the meter cabinet Surge protection is installed in the main meter cabinet.
Potential for car charging The specification allows for installing electric vehicle charging at the parking space. This is not an installed charger.
04 · WINDOWS AND DOORS
Light and connection to the outdoors
PVC windows and entrance door with triple insulating glazing, in the sizes and quantities shown on the plans. The specification includes a double-leaf patio door from the living room.
3 panes insulating glazing
External sheet-metal sills match the gutter colour; internal white PVC sills are supplied and installed.
The available specification does not state exact glazing build-up, U-values or sound insulation figures.

05 · INTERIOR EQUIPMENT
Small details that matter in daily use
Floor finishes and painted surfaces
Tiled finishes on the ground floor and non-tiled flooring in upstairs rooms, as shown on the plan. Walls receive fibreglass-reinforced skim coating with aluminium corner beads on external corners, followed by two coats of white emulsion paint.
Sockets, switches, TV and internet
The living/dining/kitchen area has 15 electrical points: 6 sockets, 4 switches, 3 lighting points, TV and internet connections. Rooms have a switch, two sockets and lighting; service rooms have switched lighting. Fittings are Legrand Valena Life or equivalent.
What do kitchen connections mean?
The specification lists sink and dishwasher connections. A connection point alone does not include kitchen furniture or appliances. Confirm the equipment actually supplied with the developer.
Furniture in the visualisations is illustrative. This interface is not a finishes or equipment configurator.
